Why your accommodation booking shouldn’t need a supply chain
Imagine a skilled engineer, due on site in Portsmouth in a few days, waiting to find out where they’ll be living. All they need is a simple answer: is the property available, what does it cost, and what are the terms? It should take one phone call. Instead, the question disappears into a chain of intermediaries, and days later, they’re still waiting.
We’ve seen this happen, and it’s the reason we built Hilton Homes the way we did.
How a simple question gets lost
Corporate accommodation has quietly grown a supply chain. A single booking can now pass through several sets of hands before it reaches the property itself: a travel management company, then an aggregator or agent, then the operator, and only then the people who actually control the accommodation. Each layer has become more common as the market has grown, and online booking platforms alone now account for nearly half of the UK serviced apartment market.
The problem is what those layers do to something as basic as a straight answer. When a business asks “is this available, and on what terms?”, that question has to travel down the chain and the answer has to travel back up. Every handoff adds a delay. Nobody in the middle actually controls the property, so nobody can just say yes. And when something isn’t clear, it bounces between parties while the clock keeps running.
The person who loses out isn’t the one in the chain
Here’s what bothers us most about that model. The intermediaries don’t feel the delay. The business placing the booking feels it as mild frustration. But the person who really loses out is the worker at the end of it, the engineer, the contractor, the specialist who just wants to know where they’re sleeping next week.
They’re the ones left in limbo, unable to plan, arriving in an unfamiliar city without knowing if their accommodation is sorted, all because a simple question got stuck between three companies who each assumed someone else would answer it. That’s not a failure of any one person. It’s a failure of a model with too many links in it, and the people it fails are the ones with the least control over it.
Every layer adds cost as well as delay
The delay isn’t the only price. Every intermediary in that chain takes a cut, and those cuts stack. Across the property world, placement and agency fees commonly run from half to a full month’s rent, and markups get quietly added on top at each stage. None of that money improves the accommodation or the service. It simply pays the parties sitting between the client and the property.
Tellingly, the market itself is moving away from this. Nearly half of UK serviced apartment revenue now comes from direct bookings, as operators and clients alike cut out the layers to protect both margins and service quality. Direct booking is consistently linked to better rates, more flexibility, and a more personal experience. The supply-chain model is the thing people are increasingly choosing to leave behind.
The direct alternative
At Hilton Homes, there is no chain. We manage our own portfolio directly across Portsmouth, Southsea, Chichester, Emsworth and the Isle of Wight, which means when you contact us, you’re talking to the people who actually control the properties. When you ask whether something’s available and what it costs, you get an answer, not a referral. When something needs sorting, we sort it, because it’s ours to sort.
That gives corporate clients three things the supply-chain model struggles to deliver: speed, because there’s no one to pass the question to; clarity, because our terms come straight from us; and accountability, because there’s a single point of contact who owns the outcome from start to finish.
It also means the person at the end, the one who actually needs the room, isn’t left waiting on a chain of companies to make a decision none of them can make. They get a straight answer, a proper home to move into, and one less thing to worry about before they start the job they came here to do.
In short
Housing your team shouldn’t require a supply chain. The more parties between you and the property, the more it costs, the longer it takes, and the more the person who actually needs the accommodation is left in the dark. We cut all of that out. Direct management, local knowledge, one accountable partner, and a straight answer when you need one.
If you’re placing people on the South Coast and you’re tired of chasing answers through a chain, talk to us directly. That’s rather the point.
